The Preventative Maintenance Specialist I performs preventative maintenance of building maintenance equipment (i.e. make-up air units, HVAC units, exhaust fans, boilers, unit heaters, paint and glue booths, sump pumps, ice machines, etc.). in accordance with the Company’s preventative maintenance program. In addition, this position with moderate supervision, accesses, troubleshoots and makes minor repairs to building equipment in accordance with Duncan Aviation approved procedures using PPE in a safe and organized environment; completes and documents worked performed in company’s preventative program; and handles non-hazardous and hazardous materials and wastes.

Essential Job Functions

* Performs scheduled preventative maintenance, inspections and minor repairs to building maintenance equipment to extend the life of equipment, ensure high efficiency of equipment, and promote energy conservation (i.e. make up air units, HVAC units, exhaust fans, boilers, unit heaters, paint and glue booths, sump pumps, ice machines maintenance, annual HVAC cleaning, annual hangar heater maintenance, bi-annual adjustments to thermostats).

* Troubleshoots and accesses issues related to company’s HVAC units including exhaust fan/blower motors, contactors, belts and internal components. Able to use test equipment related to these repairs.

* Completes documentation and record keeping of performed preventative maintenance and updates preventative maintenance program for areas of responsibility. Maintains and order entire facility inventory related to preventative maintenance (i.e. filters, belts, etc.).

* Monitors and assesses air compressors, humidifiers/foggers, air dryers and breathable air units for any malfunctions and relays information to management for appropriate action.

* Assists with snow removal, demonstrating the ability to operate snow removal equipment and applying de-icer. Responds to facilities requests. Assists with emergency facility situations after normal business hours, as requested. Assumes weekend call-out responsibilities, as scheduled. Safely handles and removes non-hazardous and hazardous materials and wastes according to approved procedures.

* Performs other duties as assigned by management.

Job Specific Requirements

* Licenses/Certificate: Freon Handling Certification; Forklift, Scissor lift and Man-lift Certification; Respirator Fit qualified; Valid Driver’s License and acceptable driving record
* Attendance: Regularly scheduled attendance required
* Physical: Routinely lifts up to 50 lbs. and occasionally up to 100 lbs.; tolerates products and materials associated with hazardous materials and facilities maintenance; tolerates working in confined spaces and heights above four feet; reads small print; hears sounds associated with mechanical deficiencies; repetitive motion; works with moving parts and vibration; tolerates standing, walking, bending, kneeling, crawling, crouching, stooping, climbing and sitting
* Environmental: Tolerates working in extreme temperatures and noisy environments
* Work Schedule: Monday through Friday, 7:00 AM to 3:30 PM

Education and Experience

* High school education or equivalent preferred
* Three years of building maintenance experience preferred
* Hazardous materials handling experience preferred
* Preventative maintenance preferred
