Essential Functions

Facilities Maintenance Responsibilities May Include:
• Coordinates contractors for maintenance and repair services, including janitorial, landscape, maintenance and other related contract services.
• Receives calls and work orders for facility problems or maintenance issues and initiates appropriate measures to correct, including performing repairs and other maintenance activities.
• Conducts routine inspections and preventative maintenance of facilities and equipment.
• Makes recommendations and performs routine and preventive maintenance and repair work for building systems to include HVAC, electrical, plumbing and minor carpentry.
• Maintains records of work orders, p.m.’s and service reports for various equipment and systems.
• Conducts various regulatory inspections and testing of facility systems and maintains records as required.
• Initiates requisitions for purchases and contract services; assists in obtaining specifications for repairs and contract services.
• Coordinates inspection and testing of fire protection sprinklers, emergency and exit lighting as required by the local fire department.
• Operating equipment as is required to keep floors, aisle ways, grounds, roadways, and sidewalks at a high standard of appearance.
• Provides maintenance status updates weekly to direct supervisor.
• Assists with facilities project and moves, including; planning, supervision and completion of assigned projects.
• Performs duties related to maintaining office areas.
• Assists vendors/contractors with building access and to assist with contracted jobs as needed.
• Assists with unexpected emergencies such as power outages, equipment failures, damage to buildings, security breaches, water and sewer damage.

Machine Maintenance Responsibilities may include some or all of the following:
• Ensure operation of machinery and mechanical equipment by scheduling and completing preventative maintenance requirements on production machinery; following operation manuals, instructions, specification.
• Observe and problem solve machine breakdowns and manufacturing processes in order to maximize production output.
• Recommend and implement modifications to machinery and equipment to meet production needs.
• Repair and replace defective parts. Obtain quotes and order appropriate replacement parts. Manage inventory of parts.
• Install/Set up equipment and test.
• Troubleshoot and resolve end user technical issues.
• Maintain standard power‐fed machine tools such as mills, lathes by installing, repairing, troubleshooting and modifying them as required in order to achieve desired functions.
• Orient machinists, production personnel and others in understanding N/C machine principles and operational characteristics.
• Keep accurate maintenance records.
• Quickly respond to unplanned downtime events.
• Follow all safety requirements when performing work.
• Communicate with operators on issues and concerns to proactively communicate necessary repairs.
• Assist and lead equipment rebuilds maintain schedule integrity.
• Supports equipment maintenance and repairs, including, but not limited to: tools, hoists and the test and cleaning of equipment. Sources and orders the necessary supplies to effectively operate the maintenance equipment and perform identified work. Maintains equipment and forklifts in compliance with government and OSHA regulations.

As a specialized hazardous material technician, may:
• Coordinate purchase, inventory delivery and pickup of hazardous material and maintain current inventory of onsite chemicals.
• Advise and assist in clean‐up of chemical spills.
• Coordinate packaging, labeling, storing, and scheduling pickup of hazardous waste for offsite disposal.
• Maintain accurate records of all hazardous waste shipped offsite.
• Initiate compliance inspections.
• Provide technical assistance on hazardous material compliance and safe practices.
• Perform other related responsibilities.

Qualifications

• Seven years related maintenance experience or demonstrated ability to perform described responsibilities.
• May require proficiency with pump and valve overhaul procedures, especially aerospace associated equipment.
• Proficient in working from schematics, blueprints, engineering drawings, sketches and machine tool testing procedures.
• Possess required tools.
• May require ability to setup and operate hand and power tools.
• May require working knowledge of national, state and local electrical codes.
• May require thorough knowledge of electronic theory as applied to N/C and standard machines, mechanical principles, machine shop mathematics (including trigonometry) and machining properties of metals.
• May require thorough knowledge of general hydraulics technology, i.e. pumps, cylinders, accumulators, filters, & piping; tub bending, piping fabrication for hydraulic and pneumatic applications.
• May require knowledge of chemicals and their characteristics.
• May require working knowledge of computer and computer software to operate programs, create reports, and maintain spreadsheets.
• Required to lift up to 50 pounds.
• May require forklift operator certification.
• Must demonstrate effective verbal, written and interpersonal communication skills.
• Ability to work with others and be a participative team player.
